PROJECT DESCRIPTION:

As the landscape architect on the Oceanside Transit Center (OTC) North County Transit District (NCTD) project, McCullough is responsible for designing an inviting and engaging space that encourages transit use, reduces automobile reliance, and promotes community interaction. The goal is to create a vibrant mixed-use hub that includes a modernized transit center, mixed-income housing, a luxury boutique hotel, and associated indoor and outdoor amenities, including parking structures with approximately 1,800 spaces for private and public uses.

McCullough's design approach for the OTC project draws inspiration from the nearby sights, sounds, sand, and surf to create a distinct yet complementary sense of place that integrates into the existing context of Oceanside. The landscaping palette includes an integrated, diverse mix of species, including native and regionally appropriate plant materials to provide color, texture, and celebrate seasonality. The goal is to create a water-wise landscape that performs well in the climate and works contextually within the areas it is built.

The redevelopment of the OTC presents an exciting opportunity to create a welcoming and engaging community gathering place that reflects the character of the area. McCullough is working with Toll Brothers, a leading developer, to help bring this vision to life. With a mix of shops and dining options, the new OTC will be a vibrant hub for residents and visitors alike. In addition, the improved transit experience will make it easier and more convenient for people to access this new destination.
